10 homeowners' policy features that most affect hail and storm claim outcomes in Texas, plus a simple checklist for comparing local agent support across major insurers.

How to Select Home Insurance in Texas

When you shop for Texas homeowners' insurance, it's tempting to compare premiums and stop there. But in Texas, the real test of a policy usually comes on a spring afternoon when the sky turns green, and hail starts bouncing off the driveway

Policies with similar premiums can pay substantially different amounts for the same storm damage. Below are 10 key features that affect hail and storm coverage, followed by a checklist to compare local agent support in Texas.

1. How Your Wind and Hail Deductible Works

Many Texas policies have a separate deductible for wind and hail, and some are a percentage of your home's insured value rather than a flat dollar amount.

The Texas Department of Insurance (TDI) shows why this matters. On a home insured for $150,000, a $6,500 hail repair would pay $6,000 with a $500 deductible. With a 5% deductible ($7,500), the same claim would pay nothing.

Ask: Is my wind and hail deductible a flat amount or a percentage? What is it in dollars?

2. Replacement Cost vs. Actual Cash Value on Your Roof

Replacement cost pays to repair or replace at current prices. Actual cash value (ACV) subtracts depreciation for age and wear.

The gap between payout amounts can be broad, and surprises are no fun. Work with your Germania agent to ensure you have the right coverage for your home, your budget, and your peace of mind.

Ask: Is my roof covered at replacement cost or actual cash value?

3. What Happens to Roof Coverage as Your Roof Ages

Even if your roof starts at replacement cost, that can change. TDI notes that "as roofs age, some companies will switch to actual cash value," and recommends checking for changes at every renewal.

This is one place where policies differ a lot. Germania Insurance lets homeowners insure a roof at replacement cost or ACV for the life of the roof, and does not automatically reduce roof coverage as the roof ages. Germania's Roof Stated Limit is a great new option that may get you exactly the coverage you need,, based on your property and budget. Your agent can help you pick the coverage that will be right for you.

Ask: Will my roof coverage change automatically as it gets older?

4. Dwelling Replacement Cost and Extended Replacement Cost

After a major storm, demand for contractors and materials can strain repairs. Contractor availability can affect repair timing, especially if there's a waiting list after a natural disaster.

Extended or guaranteed replacement cost options add a cushion above your dwelling limit. Germania offers an Extended Replacement Cost endorsement as an optional feature in Texas.

Ask: If rebuilding costs more than my dwelling limit, what extra protection do I have?

5. Building Code Coverage (Important for Older Texas Homes)

When an older home is repaired, local building codes may require upgrades that the original structure didn't have. Standard coverage may not pay for those upgrades.

There's also good news about insurance for older Texas homes: TDI has clarified that insurers may not decline or non-renew a homeowner's policy solely because of the age of a house, roof, or other component, though they can still consider actual condition.

Ask: Does my policy cover code-required upgrades during a repair?

6. Additional Living Expenses (Loss of Use)

If storm damage makes your home unlivable, this coverage helps pay for temporary housing and extra living costs. TDI advises asking about living expenses after a storm, noting that "most policies will cover some related costs."  Germania lists loss of use or additional living expenses as part of their Texas homeowner's coverage.

Ask: How much is my loss-of-use limit, and how long does it last?

7. Other Structures Coverage

Hail doesn't stop at the house. Fences, sheds, and detached garages can be damaged too. This coverage is separate from your dwelling limit, so make sure it's enough for what's on your property. Germania includes other structures coverage for detached buildings like sheds and garages.

Ask: What's my other structures limit, and does it cover my fence?

8. Impact-Resistant Roof Discounts

Upgrading your roof can lower your premium and reduce future damage. According to TDI, roofing materials tested for impact resistance may qualify for discounts, with a Class 4 roof receiving the highest credit. Because Germania is a member company in the Insurance Institute for Business & Home Safety (IBHS), Texans who insure their property through Germania can leverage IBHS-backed risk reduction standards—such as the FORTIFIED Home™ construction program—to better protect their homes from severe weather like windstorms, hail, and hurricanes.  Ask: Do you offer an impact-resistant roof discount, and how much is it?

9. How a Weather Claim Affects Your Discounts and Rates

Many Texans worry that filing a hail claim will raise their rates. Germania notes that Texas rules bar higher premiums or removal of its Claims Free discount for natural-cause claims such as hail or hurricane.

Ask: How will a hail claim affect my discounts and future premiums?

10. Claims Support and Reliability

When you need it most, where is your insurance company? Tragedy strikes and you need to contact someone fast. With Germania, the person who answers your phone call is at our office in Texas, not some call center across the country or around the world. The adjuster who comes to inspect the damage lives in, and is familiar with, your area.

Throughout every step of the process we are Texans helping Texans, doing what we said we’d do for over 130 years.

Ask: Who will I talk to when I file, and can my local agent help?

Checklist: Comparing Local Agent Support in Texas

For many Texans, the best homeowner's insurance in Texas comes down to who picks up the phone after a storm. Use these questions when you compare insurers:

[  ] Is there a local agent near me I can meet in person?

[  ] Can my agent help me report a claim and answer questions during it?

[  ] Can I file a claim by phone, online, and in an app?

[  ] Is claims reporting available 24/7?

[  ] Does the company focus on Texas, or operate nationally?

[  ] Are there eligibility requirements to buy a policy?

A Note for First-Time Buyers

If you're shopping for homeowners' insurance for first-time buyers, start with features #1 and #2. Your mortgage lender will likely require coverage, but the lender won't check your deductible type or roof settlement terms. You should. Also ask about new home discounts. Germania, for example, offers a New Home discount based on the age of a newly purchased home.
